  • Terms available:  20 - 25 years

  • Debt service of 1.20

FULL DOCUMENTATION LOANS

  • Documentation required - personal tax returns, corporate tax returns, and financials on the borrower and the property

  • Loan to value - 90% 

  • Terms available: 2, 3, 7 & 30 year fixed fully amortized for 30 years (No Ballons)

  • Debt service requirement of 1.20

  • Minimum 650 credit score

  • Loans typically close in 30 days

  • Limited appraisal

CONSTRUCTION LOANS *

  • Commercial loans are for commercial owner occupied and investment properties/  Loan to value - 80 - 90% or 65% of the future value.

  • 10 - 20% cash down required

  • Minimum FICO score of 650

  • Debit service requirement:  1.25

  • ​Loans typically close within 45-60 days

*  When obtaining a construction loan, we prefer that the construction plans are already approved by the county in which you are building.  This will help to minimize delays in the loan prcess.
